    Hello;
Firstly, I am not a car thief.
    I am thinking of purchasing a 2012 AWD CR-V from a dealer.

I have a long bitter history with auto door locking. My risk of freezing
in the woods outside a locked car is waayyy higher than any risk of theft.

So before I decide to buy the car, for my purposes
-I never want the alarm to activate, ever.
-I never want the car to lock itself (lock only with key)
-I always want the car to default to all doors unlocked when turned off,
unless I specifically lock with a key
-I never want the panic button to activate
-I never want to remotely start the car.

    So:
-if I remove the battery from the keyfob, I think I will avoid risk of
    panic button or self starting?
-reading the manual, I think there is a setting to default to all doors
unlocked when I turn off the car?

-Can I (or the dealer) permanently deactivate the alarm system?

As long as the car will drive, I do not care what other services need
to be deactivated in parallel (radio, dome lights, whatever).

    thanks, Doug

Given your requirements and our experience with a 2004 CRV, I'd say don't get one. My wife was recently locked out of the car by accidentally leaving the keys inside. It just locked itself. Fortunately she was at a gas station and someone let her use a phone to call AAA but that could have been extremely dangerous in other circumstances.

The alarm will activate if you try to open the car with a key (rather than pressing the button on the fob). It also goes off at other times where we haven't been able to figure out the cause.

We've asked the dealer to disable or remove the alarm system and they refused. I'll probably try asking our non-dealer mechanic next. If we can't get this fixed we'll be getting rid of the car. It was free (a 'gift' from my mother-in-law) but it's not worth the price.

It is surely possible to unlock it, but you need a good non-dealer mechanic to take a look at the wiring diagram. I've been through the situations like this for a couple of times and I wouldn't say that it was a pleasant experience. I didn't get into wiring and didn't unlock anything, but got me a spare key. One my car was locked with the engine running and the spare key was a saver. You can also get a keyless entry kit and keep a remote control in your pocket. This way you will be unlock the car even if it closed accidentally.
